Thanks for trusting me to help you find your dream home in Bangkok! I have created this section to help you understand the different steps and timelines in the process, from our first engagement all the way to your final “move in” day!
Initial contact for my services (thank you!). If I was recommended, I will ask you who the recommendation came from, in order to thank them (a little recognition goes a long way).
I will do a first qualification of your requirements by checking your desired move in dates, your budget and if possible the area you would wish to move to in order to ensure I will be available and have listings that match.
I will then send you my “property search” questionnaire to ensure I capture all your requirements and requests and timelines. With this feedback I will prepare my listing with all the properties that match at best your requirements.
We secure a date and time to start our viewings and I will send you the viewing schedule which details all the units we will visit together. It will contain a recap about each unit (price, nunber bedrooms and bathrooms, size of the unit etc) and the timings from start to finish so you can plan ahead.
We will meet at the first place on the list and start our tour. For any schedules that are longer than half a day, I will propose a place for us to have lunch. The itinerary is built in the most time effective way so as to avoid unnecessary traffic time. As we will be visiting several places it is more efficient to travel by motorbike taxis (which can be instantly booked via the "Grab" or "Bolt" apps, as well as a car if you prefer).
Following our viewings, it’s reflection time on your side! Consider the pros and cons of each unit you visited, short list your favorites. Once you have selected the final unit(s) I will help you recap the requirements you may have before you make your final decision. I will take these requirements to the unit(s) owners for further discussion with them and obtain their agreement.
I will be the go between for both parties and ensure a very fair and “win win” deal for everyone. This will also help the final decision should there be other units on the list, which will then be discarded. I then contact all unit owners and advise them of your final decision and selection.
We have a deal! Everything is agreed and you now want to ensure no one else sneaks in and makes a “better” offer to the owner! (Yes sadly this happens). The owner will ask for a “booking fee”. This will secure the unit for you and take it off the market so no other agents will be able to show it. The booking fee is usually the equivalent to 1 month’s rental. The good news is that it will be used as the first month’s rent, once you sign the lease agreement and move in. For more information please see the "Booking Fees & Security Deposits" section below.
You have selected your new home! I will create an MOU (Memorandum Of Understanding) that details any of your requests with photos and description as well as your personal details. The owner will then agree to some or all the requests, which is a final decision factor.
We are nearly there! I will send you the lease agreement for your review to ensure that the contract and conditions are OK for you and that all clauses provide an agreed deal for both parties.
You're almost there! Your move in date is agreed and it is time to sign your lease agreement AND to transfer a “security deposit” against damages that may be done to the property during your stay. The security deposit is equivalent to 2 months rental. This money will be returned to you per the lease agreement, within the amount of days stipulated and based on the “defects and inventory” list that will be established on the day you move in. Any deterioration apart from normal wear and tear may incur a deduction from the security deposit to be returned. This can be done a few days before your move in day or on your actual move-in day. You move in!!! I will be there that day to check you in (this will take approx 1 hour). Having prepared the “defects and inventory” list, we will go through it all together with the owner or representative and get a sign-off from all parties. This will be a fair reference for all parties when you will end your lease. If you are undertaking removals or waiting for shipment to arrive from abroad, please let me know the details so that I can prepare the building management to cater for the arrival of your belongings (and any other specific requests).
Congratulations! It is now time to relax, decorate and enjoy a nice glass of wine... or two!
The norm in Bangkok (it may be different in different parts of Thailand) is that before you move in to the premises of your new home, you will need to pay a Booking Fee (this is usually equivalent to 1 month's rent), as well as a Security Deposit (which is usually equivalent to 2 months rent). So be prepared to transfer all in all 3 months rent up front.
Booking Fee:
The majority of owners will just ask for 1 month rent for the Booking Fee (which is then used as the first month's rent), however some may ask for the Security Deposit to be used as the Booking Fee. The booking fee is none refundable should you retract before you sign the lease agreement. This is to make it harder for anyone to pull out of the deal.
Security Deposit:
The security deposit is equivalent to 2 months rental. This money will be returned to you per the lease agreement, within the amount of days stipulated (usually 30 days post your departure) and based on the “defects and inventory” list that will be established on the day you move in. Any deterioration apart from normal wear and tear may incur a deduction from the security deposit to be returned. Also any of your unpaid bills that may arrive after your departure.
Please note that I provide all the above services free of charge for you as the cost is absorbed by the property owner. My time, just as yours is very precious as you can see the effort I put in, so I appreciate as much advance notice as possible should you wish to change any parts of our planning thank you!
